Selling Your Home

At Hardy Properties our desire is to prepare your home in the best ways to sell quickly, and for the highest price.  With our 25+ years of real estate experience, here are the best practices Dan & Kristen have found to sell a home effectively.  

Staging – We offer free staging consultation for our sellers with a professional home stylist. This 1-2 hour consult helps prepare the seller's home for the greatest appeal to buyers, as well as readies the home for the professional photographer.  Sellers can also work with the stylist to purchase additional staging services if they wish (furniture and décor).  Statistics support a home that is well staged sells faster.

Photographer – Professional photography is the second most important step to marketing your home. This service is included in your listing fee.  We use highly skilled photographers that work to showcase the homes' best features to make it stand out in the market.  Professional photographs get buyers and agents in the door!

Marketing – Most buyers find a home that is listed on RMLS (Portland metro area), but we are also members of WVRMLS (Salem and surrounding cities), which gives the seller a greater buyer audience.  Our marketing includes but not limited to these other marketing means:  Broker and open houses, posting on Facebook and Instagram to our 1000+ followers, Realtor.com, Homes.com, Zillow, Trulia and more, email mass marketing, signage and colored flyers.  

Seller Warranty - We provide a seller home warranty free of charge up to 180 days, or when your home closes whichever comes first.  The seller warranty goes in effect the first day your home is active on RMLS. We send you the warranty policy and information once the listing is active. This warranty covers many issues on a home except HVAC systems (unless the seller wants to pay for these systems to be covered during this period).

Negotiations -  With many years of negotiating contracts, this time and experience has given us the ability to help clients sell their home for the highest price possible.  We also assist negotiating seller repairs requested by a buyer, and work with you and contractors to get any work completed before closing. 

Escrow – This your final step!  We coordinate your signing with escrow to sign seller paperwork.  Normally this appointment is less than 30 minutes.  You will bring government issued ID with you, and a deposit slip or bank account number for any proceeds to be deposited.

Recording/Closing – These terms are the same thing!  When escrow records your home with the county, this means you have closed – you are finished!  Again, any proceeds coming to you will be wired or deposited in the account you gave escrow when you signed your seller paperwork, which normally is that day or the next.  You can also tell escrow you'd like to pick up a check.  Congrats now are in order!
