With our 40+ years of combined real estate experience, we know that purchasing a home can be stressful, even for the seasoned homeowner. Our passion is to make a transaction go as smoothly as possible for our clients. We communicate with calls, texts and emails to help the buyer understand the process, and guide them each step of the way - from offer to closing!
Preapproval - We have you first get preapproved with a lender, and have several excellent lenders we work with and trust, if you don't have one already. Conventional, FHA, VA or USDA loans are the typical loans used to finance your new home purchase. Your lender will pre-qualify you, and navigate you to the right loan program. We then work closely with them to get you from offer to a successful closing.
Listings App – With proprietary software we use, we are able to send an app to download on your smart phone to get listings as soon as they hit the market. Faster than Zillow or other real estate apps, our application has accurate and reliable data as comes directly from RMLS.
Viewing Homes – Once you identify home(s), we line showings with the sellers to view them with you. We have a team of agents, so if we are unable to get to a property, we have other agents who can show a home.
Offer – So you found a home, and are ready to write an offer! We first search for recent home sold comparables in the area to know the home’s value, if it is on target or not. Next we talk with you about offer terms such as offer price, earnest money amount, closing costs, closing date and more. We then write the offer, and send to you to electronically sign.
Inspections - Once you are in a mutually accepted offer, inspections on the property are next and can include home, radon, sewer scope and possibly more, just depends on the property. Once repairs are negotiated, inspection period is over and appraisal is ordered.
Final Approval and Escrow - Once the appraisal is back to the lender, the underwriter will give a final approval. A Closing Disclosure (CD) is sent to you to electronically sign, and a 3 day waiting period begins before you can sign your loan documents. Escrow then schedules a signing appointment with you.
Closing - We love to get the call from escrow telling us, "It's recorded!" Once your home records with the county, your home is now closed, and you get your keys to your new home!
